Once home to a bustling railroad, warehouse and sales depot, Denver’s “skid row” in Lower Downtown Denver sat empty in the early 1990s and was deteriorating with dozens of vacant historic brick and heavy timber buildings.
Our Solution:
Restore and renew the neighborhood by converting abandoned warehouse buildings into a vibrant mixed use project with residential lofts, retail, and office uses.
Mercantile Square in Lower Downtown Denver is widely credited as being a catalyst in the emergence of Denver’s most exciting destination for dining, loft-style living, signature office properties, and professional sports venues. Mercantile Square is home to Denver’s favorite local retailer, the Tattered Cover Bookstore, Dixons Downtown Grill, and 98 rental lofts.
Coughlin & Company co-developed and financed Mercantile Square and manages the project through Coughlin Property Management.
